Steps to a vacation log home

For many, the idea of a rustic log-home retreat is the ultimate in vacation destinations.  But whether you’re building or are planning on buying an existing home, the golden rule is to have your budget determined well in advance and to stick to it.

1)Arrange Your Financing.  As the saying goes, don’t plan for a castle when you can only afford a cabin.  You will have three distinct areas to consider:  The loan for the property, the loan for the construction, and the mortgage on the finished home.

Make sure that you are working with a lender that has experience with log home construction.  You’ll also have to decide if you’ll be building a true vacation home or an investment home that will be rented.  Although many companies will finance second homes or vacation homes, there’s a big difference between financing a vacation home and a rental property.

Acquire Your Land  Most people today start their search for property by surfing the internet, but using a real estate agent is another source for identifying sites, especially when your search covers and area far away from your current residence.

During the land acquisition phase, you may want to assemble a small team.  It would include a real estate agent, whose responsibility is to inform you of material facts such as easements or highway improvements, and a real estate attorney, who can search titles and draw up a contract with appropriate contingencies. 

Choose Your Log –Home Producer.  A log home isn’t “just” a log home.  There are a range of elements you’ll want to consider.  The shape and size of logs, the type of roof system, and the system used to assemble the home.  By building a kit log home (Whisper Creek Log Homes) you will enjoy a much quicker build process.  A full shell including windows, engineered blueprints, and hardware are included (speak to your dealer for a full list of what’s included and what’s not).

Create a Design.  How big do you make your vacation paradise?  Your Whisper Creek Log Home Dealer will be able to help you by looking at your budget and showing you standard floor plans in that price range.  To help you maximize the space, understand where your money is going.  Traditionally, the final cost of the home is calculated as a factor of  square footage.  A nice log home can be built for anywhere between $130 and $150 per square foot.  This calculation is useful for quick estimates. 

Select a Builder.  At this point the question arises:  Is it necessary to hire a general contractor who specializes in log construction?  The short answer is “no.” If you restrict you search to log specialists in your area that also happen to be available when you need them, you’ll draw from a small pool of candidates.  That said, finding a builder with experience building a log home is preferred. A builder with log-home experience is more apt to figure out the nuances and pitfalls of day-to-day log construction than a neophyte. But keep in mind that if you are building a kit home such as Whisper Creek Log Home, the exterior framing and such is already done for the contractor.  It greatly reduces your build time and by doing that your labor costs are reduced greatly from the construction side.  

When interviewing a general contractor, trust your instincts.  As in any relationship, first impressions are often the best.  Meet the superintendent that would be assigned to your job, and look at the subcontractors that will do much of the day-to-day work.  You’ll also want to discuss how your builder expects to be paid, as there are several variations within the construction industry.

Prepare Your Site: During your land purchase phase, you probably had the lot surveyed to determine the boundary lines; check with the local government on easements, restrictions, covenants, and zoning.

Considerations during this phase include:

Permits for utilities and access.  Different governmental bodies have jurisdiction over how to get these permits, so don’t be surprised if you(or your contractor) have to make several stops to get these permits.

Access road permit.  You’ll need a basic road to allow access to and from the site; allow for plenty of parking and possibly a turnaround area for deliveries.  Keep in mind that you will most likely have large trailer trucks and cranes and concrete trucks etc.  They really require some space, so best advice is to talk with a contractor about your specific piece of land.

Installing of utilities.  The first utility you’re going to need is electricity.  Your building permit is likely to require that you have a temporary electrical connection.

Well and septic work.  This should be done before (or concurrent with) foundation work.  Again, you’ll find that zoning is usually quite specific about what you can and cannot do.

Prepping the site for the log package delivery.  Your log-home manufacturer may require a staging area, and you may also need dedicated space for components of the log home kit that could be protected or covered on site for some of the finish materials that shouldn’t be exposed to the elements.

Find Your Finishes.  Choosing the log-home finishes for your vacation home doesn’t have to be agonizing.  Buyers normally don’t spend as much time in this stage as they would in the primary home.  Here’s what you should consider:

Floors.  While there are other materials (stone for starters), the majority of your rooms are going to be finished with carpet, tile or wood.
 
Walls and Ceilings.  Wood is the popular choice for vacation homes.  Regardless of specie selected, homeowners usually opt for lighter colors and stains to keep the home looking open and warm.

Windows and Doors.  In some rooms, you’ll want to leave a doorway open but other homes require a 32 inch to 36 inch standard door

Fireplaces, In a larger room, natural or cultured stone is the most popular finish in log homes.

Trim Work.  Consider size, style, color or stain and installation; not only will this cover up imperfections where wall meets floor, window, or door, it will put a stamp of style on your home.

Cabinets and countertops.  Bring home samples to see how they coordinate.  The kitchen is a natural gathering place for family and guests, so you’ll want to give considerable thought to this space.  Many manufacturers offer outstanding value and attractive finishes in standard cabinets.  Check with your WCLH Dealer of Northern California they can advise and design a layout for all your cabinet needs  utilizing the new line of  Kraft Maid cabinetry.  And be sure to check out the beautiful Kraft Maid cabinets that go into the beautiful Extreme Home Makeover homes.

Appliances and Fixtures.  The appliances and fixtures will need forethought.  Can the refrigerator accommodate a week’s worth of groceries for an extended family?  What about the size of the dishwasher?  The lighting will need even more careful planning as you consider general (overhead), task, and ambient lights for every room in your log home, as well as lighting you’ll need for the deck, driveway, and garage..
